We would like to inform you of the terms and conditions we apply at our properties. Please read the following provisions carefully to ensure a clear understanding of the rules and costs associated with your stay.
Tourist tax
In accordance with current law, all guests over 14 years of age who are not residents of the Municipality of Naples are required to pay a tourist tax of € 3,00 per person per night spent at our property. This tax is not included in the rates shown during online booking and must be paid upon arrival at the property.
Rates for children
Under Italian law, minors are defined as persons under 18 years of age. However, for the purpose of calculating rates in the online booking engine, we consider a child to be a minor up to 2 years of age. Children under 2 years of age are exempt from payment. Please let us know of any children in this age group when booking. Please note that children under 2 count towards the total capacity of the property.
Costs not calculated by the booking engine
Please note that certain additional costs for specific services requested by guests, such as extra cleaning, extra linen, and other services not directly related to the stay and not covered by the online booking engine, may apply to your stay if requested. Such costs or services will be clearly indicated during check-in or upon arrival at the property. Any amounts not calculated by the booking engine must be paid directly at the property upon arrival.
Luggage Storage
Guests take full responsibility for leaving their luggage and other personal belongings in common areas beyond their stay on the premises. The host and/or owner accept no liability for any theft of or damage to personal belongings left at the property.
Bookings and Payments
Our website uses a Booking Engine that allows guests to book online. Please note that all bookings made through the Booking Engine are subject to our Terms and Conditions. At present, we only accept payment by bank transfer for bookings. The bank details required to make the transfer will be provided during the booking process. Once the booking is confirmed, the bank transfer receipt or proof of payment must be sent within 48 hours through the appropriate channels indicated in our post-booking communications. The booking will be confirmed only after payment has been received within the stated deadline.
Cancellation Policies
General cancellation policies - Standard Rate
Cancellations made within 24 hours of booking will be refunded in full.
Guests can cancel their booking free of charge and receive a refund of the amounts paid up to 14 days before the arrival date.
In the event of late cancellation or no-show, the full amount of the booking will be charged. Some rates may be non-refundable and may not allow changes or cancellations. These special conditions will be clearly stated during the booking process and will apply only to selected rates.
Guest responsibilities
The guest is responsible for providing correct and up-to-date personal information during the booking process. The host and/or owner accept no liability for any problems arising from inaccurate or incomplete information provided by the guest. We reserve the right to ask a guest to leave the property without any refund in the event of inappropriate or harassing behaviour that disturbs other guests or staff. The guest is responsible for any damage caused to the property or its equipment during the stay. The full cost of repairing or replacing damaged items will be charged to the guest.
Changes to the Terms and Conditions
We reserve the right to amend these Terms and Conditions without notice. Any changes will take effect immediately upon their publication on our website. Please check the Terms and Conditions regularly for any updates.

Confidentiality of personal data

Limitation of liability

Force majeure
In the event of unforeseen events or force majeure that make it impossible to provide the services or adversely affect the guest's stay, we cannot be held liable for such circumstances beyond our control. We will nevertheless do our best to minimise inconvenience and provide suitable alternatives where possible.
Governing law and jurisdiction
These Terms and Conditions are governed by and construed in accordance with Italian law. Any disputes arising from or in connection with these Terms and Conditions shall fall under the exclusive jurisdiction of the Italian courts.
